This is because the agent is basically the bridge between the company and its prospective buyers. When we say prospective buyers, we are referring to the entire market that buys properties, land, houses and buildings. Without the efforts of a real estate agent, very little percentage of the said market will have the initiative to buy any property. No advertising campaign, company publicity and marketing project can replace the value of an agent who knows how to make multiple, monthly real estate sales and revenue for the entire company.</p>
 
<p>More often, real estate agents are also referred to as property salesmen. However, compared to the work of typical door to door salesmen or street peddlers, the job of a real estate agent is a little bit more complicated. The product that they offer is not some tiny package which can be placed in a box or delivered by mail. They are not selling consumables, such as food products and drinks which can be easily sold with little sales or marketing skills. The product that real estate agents sell demands more commitment from a customer. For example, buying a house is not an easy decision. Before a prospective customer can make a decision to buy a house, he or she must be fully aware of the features, advantages and disadvantages of the house. He must be fully convinced that he is making the right choice in picking that house, or else the time and money he intends to spend will all be wasted. It is therefore the real estate agents role to guide the prospective buyer into making the right choice and eventually reach a firm buying decision.</p>
 
<p>For the reasons mentioned above, the real estate agent should be highly trained, knowledgeable about what he sells, updated about the developments within his industry, and most importantly, should be skilled at face to face selling. This aspect of face to face selling is very essential because to be able to sell high priced items such as houses, lands and properties, a greater amount of buyer-agent rapport is necessary. While retail sales can be very impersonal, real estate sales is a lot more different. One sales transaction may take one week, one month or even one whole year, depending on the nature of the real estate property being sold. This would mean that it is normal for any real estate agent to meet the same prospect over and over again before they both reach a buying agreement. It is thus important to develop a friendly, positive relationship with the customer.</p>
 
<p>The real estate agent must be an aggressive salesperson and he must be flexible to different kinds of buyers. He must be able to talk on the same level with his prospects, instead of acting servile and inferior. There are many sales jobs that literally demote people from salespeople to mere order takers. In real estate, agents are not just order takers. They initiate the sale, meaning, they ask questions that probe and uncover the buyers needs. After discovering those hidden needs, the real estate agent puts himself or herself in a commanding position by giving the customer various options to choose from. He or she may also recommend options that best fit the clients needs.</p>
 
<p>Perhaps the most difficult and exhausting job of a real estate agent is prospecting for new customers. Prospecting is simply the process of finding new prospects for the business. Without prospects, even the most skillful real estate agent will not make a single sale. While the company often provides good advertising to gather prospects, it is still the real estate agents responsibility to generate leads on his own. He must be familiar with various lead generation methods and be able to develop a huge list of potential customers. At times, a real estate agent may also opt to do his or her own advertising campaign.</p>
 
<p>There are a variety of available prospecting methods and strategies to choose from. According to Tom Hopkins, a great real estate salesman, there are two basic categories  referral and non-referral prospecting.</p>
 
<p>Referral prospecting is a very effective method because it allows the real estate agent to get referrals from his existing buyers list. The referrals are already qualified buyers because they belong to the same income bracket as the existing customer. Each time the agent makes a successful sale, he asks for referrals from the happy satisfied customer. The customer then gladly gives the names of some of his friends or relatives who might also be interested in buying a similar property that he has bought. He may even introduce the real estate agent to the referral. Most veteran real estate agents dont do prospecting anymore because they have already built a huge referral base.</p>
 
<p>For starting or rookie real estate agents, there is no substitute to non-referral prospecting. This is the act or process of finding and approaching prospects that are not referred to the real estate agent. In this prospecting approach, the chances of making a sale are lower and the risks of rejection are higher. The real estate agent will have to deal with total strangers, which is the main reason for the high probability of failure.</p>
 
<p>One example of a non-referral prospecting method is cold calling. In this prospecting method, the real estate agent either acquires or buys a list of prospects and starts calling them one by one. This method is sometimes called cherry picking (Good, 1986), because it requires an agent to make a lot of calls before generating a single prospect. To be able to do an effective cold calling campaign, the agent must be determined, aggressive, has good phone skills, not a quitter and he must have a good list of qualified prospects. For example, calling a list of people who are looking for a house is much more effective than simply calling people from the yellow pages or the national street directory.</p>
 
<p>Another prospecting method that real estate agents often use is the ten foot rule. This means that the agent finds ways to talk to any person who comes within ten feet of him. With the use of personalized calling cards and leaflets, the agent initiates conversations with the strangers that he meets everyday. To enhance the agents chances of meeting someone who is qualified to buy a house or property, he makes himself available in places where his ideal customers will likely be found. Attending conventions, social events and joining clubs or organizations are all useful to the real estate agent because it gives him an opportunity to meet different kinds of social contacts who might someday become buyers, or may at least give a referral or two. In Tom Hopkins book entitled How to Master the Art of Selling, he said that to be able to constantly generate prospects on a regular basis, a good salesperson should be able to talk to ten people belly to belly everyday. (Hopkins, 1982)</p>
 
<p>There are hundreds of other prospecting methods. Modern technology has given the 21st century real estate agent a great variety of prospecting options. The internet and other such means can all be useful for anyone who is trying to generate new leads for real estate.</p>
 
<p>Finding prospects is one exhausting job, but approaching and making the initial contact with them is another task! Once the real estate agent finds or meets a good prospect for real estate, he must smoothly guide the prospect to the realizing the possibility of buying property. Using many possible approaches, the agent finds ways to settle an appointment with the prospect with the intention of showing him a sales presentation. To be able to do this, the real estate agent must uncover a specific need of the buyer, or if the buyer is not aware of the need, the agent must make him aware of it. If this need is not present, it is the role and responsibility of the agent to create that need and convince the prospect that he needs to own a real estate property. Qualifying, or the art of finding specific information about the customer with the purpose of determining whether he is a qualified buyer or not, is very important. There is no use of selling to a person who is not qualified. Some factors to be considered during the qualifying stage are ability to pay, ability to make a decision, size of family, and compatibility of the need to the product or service being offered or sold. Finding this information and putting them into consideration are still part of the difficult task of a real estate agent.</p>
 
<p>It is also the role of a real estate agent to stimulate buying desire. This may be done by presenting what he is selling in such a way that it appeals to the needs and wants of the buyer. It is the responsibility of the agent to magnify the strengths and weaknesses of the property he is selling, and to minimize the problems and disadvantages in the eyes of the prospect. In some cases, the prospect may not know exactly what kind of house he wants or needs, or he may have trouble in making a decision. At any event that a prospect finds difficulty in choosing whats best for himself, the real estate agent is in a position to recommend a house or property that best suit the needs, buying capability and preference of the buyer. To be able to do this, the agent must be extremely knowledgeable about the various options that he can provide to the customer.</p>
 
<p>Familiarity with basic laws, policies and rules that apply to real estate will also be helpful to a real estate agent. However, he is not required to be an expert at these laws, policies and regulations. His main expertise should be the ability to close sales. In many real estate companies, the total revenue heavily depends upon the monthly sales turnover generated by real estate agents in the field. <p>Selling your own home may seem easy at a glance. Pick an agent, pick a price, list your home and shortly thereafter it'll be sold.  Actually, it's not that simple. Let's examine the steps that occur.</p>

<h3>Time to call up and interview your local real estate agents, many  of whom claim to know the market.</h3>
In actuality, they are usually offering their best guess on the saleability and possible value of your home.</li>
<li>
<h3>Regardless of past sales data on the properties in your area,  potential purchasers' whims can change suddenly.</h3>
Many of them want the latest home features at yesterday's prices, even though <br /> that is not a realistic expectation.</li>
<li>
<h3>When interviewing real estate agents, find one who fits into your   comfort zone.</h3>
Make sure both of you are in agreement concerning ideas on how advertising, appointments, open houses and agent caravans should be conducted.</li>
<li>
<h3>If you sign an agent, make sure you can dismiss them with  only one day's notice in case the two of you butt heads.</h3>
You don't want to be stuck with an agent that isn't working for you.</li>
<li>
<h3>At this point, the agent will request that you make improvements  to the home to help with its marketability.</h3>
 This is where it starts to get expensive unless you are a handy person. How many items need to be done versus how many you can afford.</li>
<li>
<h3>Your entire family has now been drafted into tidying up your  home.</h3>
Every nook and cranny must be fixed, painted, dusted, vacuumed, washed and cleaned. Closets must be organized and your home must sparkle prior to photographs being taken.</li>

<h3>You should keep your home looking clean and fresh until the  deal has closed.</h3>
The reason is that the agreement which the buyer signs to buy a home is not as binding as you may think. It offers them numerous ‘outs'. Until the money is in your hands, they can still pull out of the deal (no matter what your agent or legal representative tells you, no contract is iron clad). Even if you've packed and your belongings have been transferred to your new home or into storage, the buyer can throw your entire life into a spin for any reason whatsoever. I don't think you want to spend the next five years wasting your time and hard earned dollars on the legal system attempting to make them follow through on the purchase. If you go down that path, you'll be forever consumed with aggravation, grief and regret. Even if you ‘win', the buyer just declares bankruptcy and you most likely end up with nothing but <br /> heartache.</li>
<li>
<h3>When potential buyers make appointments to view your home,  make sure the agent shows up at least 15 minutes prior to the  scheduled appointment.</h3>
Some agents don't show up on time for viewings (which leaves the impression that they are not keen on selling your home).</li>
<li>
<h3>Make sure that the agent does proper screenings of clients (if the  buyer can really afford your home) prior to any scheduled  showings.</h3>
</li>
<li>
<h3>Comments that are provided by potential purchasers should be  taken with ‘a grain of salt'.</h3>
In other words, don't take any of their observations to heart. When you hear negative remarks, the person may really like your home but is trying to devalue its worth with loads of derogatory innuendo. Conversely, if you hear fantastic comments, then the person may not be able to afford your home or is just not willing to pay a fair price.</li>
<li>
<h3>If you receive a reasonable offer, congratulations!</h3>
Take it! If you wait for the exact  price on your listing (or even higher), you may be disappointed with the length of time it could take to achieve that result. Today, buyers have plenty of homes to choose from, so don't think that you have the only house for them.</li>
<li>
<h3>If unreasonable offers come your way, or even worse, no offers at all, don't fret. Your agent may try to talk you into unjustified price reductions.</h3>
Resist! This type of scenario can become a relentless cycle. If the price you listed at was not reasonable to the agent in the beginning, then you should have been told at that time. However, take heed of valid criticisms and ignore the rest. The old saying still applies. "If at first you don't succeed, try, try, try again," with another agent.</li>
<li>
<h3>As a last resort, if you're unable to obtain any decent offers on your home, consider an auction with a reserve price</h3>
You have the right to refuse any bid that doesn't meet the reserve, plus you'll be saving quite a bit of money on a real estate agent's <br /> commission (which allows you room for plenty of flexibility when deciding on your reserve price). You will be required to pay for advertising the auction, however the buyer is responsible for the auctioneer's commission, not you.</li>
<li>
<h3>Keep the cork in the champagne bottle until you are in your new  home and the money is yours.</h3>

<title>A Dream Home on Elm Street</title>

<![CDATA[<p>When browsing real estate ads we've all come across references to “a handyman's dream” or “a real fixer-upper” and we see these descriptions for what they are, which is an attempt to show a property in its best light. We want to make our house seem as attractive as possible, but we should also be aware of the street appeal. After all, it is the potential buyer's first impression.</p>
 
 <p>Wouldn't it be nice to be able to slightly makeover some of the less savory elements of the neighborhood?  Maybe you'd like to hide the 1975 Gremlin with the flat tires in the neighbor's driveway under a dust cover with a large Porsche logo. It wouldn't fit, but with any luck it may even hide some of the oil stain. Perhaps we could go next door and dispose of the skateboards with the metal rock band logos and replace them with badminton racquets and cricket bats. These would suggest that a more upscale youth was residing just steps away from the potential buyer's new home.</p>
 
 <p>While we're at it, we may even want to suggest to the folks across the street that they repaint their day-glow neon orange garage doors. Although these may actually serve a purpose by directing more sunlight to any solar panels installed on the subsequent owner's roof in the future. In the meantime you may want to offer sunglasses to people being shown around the house.</p>
 
 <p>When people enter the home, the scent of cookies baking can give a subliminal sense of well-being and comfort which makes the house more desirable. However, it would be hard to coordinate cookie baking with every scheduled showing of a property for sale. So some people do the next best thing. They put a drop of vanilla extract on a lamp bulb and turn it on. The bulb heats up, resulting in a pleasing aroma associated with baking desert. The thing to remember here is to just use a drop of vanilla and preferably a low wattage light bulb. If you douse a hundred watt bulb with too much liquid of any kind it will explode. And rather than have the prospective buyers surprised by a homey kitchen smell, the shattering glass could startle them into the belief that there's poltergeist present.  </p>
 
 <p>When the showing is winding down, all you can do to influence the potential home buyers is offer them a fact sheet describing your house. You could pass out cookies as well, unless you find that too much like Halloween. </p>
 
 <p>When it comes down to it, the deal is now in the hands of real estate agents and all you can do is wait for them to bring an offer to purchase. That's okay. <title>Buying Properties in Mexico</title>

<![CDATA[<p>If you are interested in buying property in Mexico, then there are certain steps and procedures that you must do in order to successfully complete the transactions with the shortest amount of time possible, and with the lest amount of headache. Before starting, it is always a good idea to advise your legal counsel of your intentions, so that they can help you further speed up the process and spot any legal difficulties at the onset. A lawyer or firm that you yourself choose will work for your interests, rather than just selecting a company to serve as a go-between for you and the property vendor. </p>
 
 <p>First, make sure that the seller of the property that you are interested in actually has the deed or the title to the land. Some properties in Mexico called ejidos are communal properties that are owned by a community, and can be difficult to process. Ensure that a deed is available before buying anything outright. Sellers should have the escritura publica, and the certificado de libertad de gravamen, which are the public deeds that state that they are indeed the owner of the land in question. </p>
 
 <p>Once this has been provided, you can now offer to buy the property through a written contract known as the Contrato de Compraventa Definitiva. Usually, a 5-10% deposit payment is given seller accepts the contract. This is where the notary public, or the notario publico, comes in. This is a government-appointed official who validates and recognizes all legal transactions within the country. The notary public can also check and affirm the seller's deed, or determine if the property is ejido land, so it is important that all biding legal contracts made should be done in the presence of the notary public, to avoid as much fraud as possible. It is the seller who chooses which notary public to oversee the transaction. </p>
 
 <p>This done, you should also provide all the needed legal information to the notary public, such as your birth certificate, marriage certificates, proof of dates of birth, your visa, and other means for legal identification. In turn, the seller should also provide the notary public with the deed of the land, and relevant property and utility receipts. The capital gains tax can be paid either by the seller or the purchaser, depending on their agreement. </p>
 
 <p>When the contract is signed by both parties, all fees should now be paid over to the seller. It is important to know the final cost, including the breakdown of all the fees incurred, including the notary public's fees. </p>
 
 <p>Finally, the notary public then registers the new transaction into the Public Registry of Properties, which can take around two weeks. It is advisable to have this registered as soon as possible, because the contract only becomes legal after it has been officially registered. </p>
 
 <p>One of the exceptions to this process is if the buyer is interested in buying property located either 100 kilometers from the border, or 50 kilometers from the coast. These are called “restricted zones”. Foreigners are only allowed to purchase this property though trust funds set up by banks. If this is the case, always research and look for the banks that will offer the lowest fees. The bank then officially becomes the owner of the property, but gives you the right to use, rent, or sell the property however you see fit. Beneficiaries can also be included in this trust fund, and is renewable every fifty years. </p>
 <p>When buying property, it is always common sense to read up on and familiarize yourself with the laws to prevent as much trouble in acquiring the land you want as possible.
